Tips for people renting privately
Rogue landlords can easily take advantage of tenants if they are unaware of their rights. Make sure this doesn’t happen to you: read our advice on renting in the private sector.
Looking for a place?
- Don’t pay letting agents to register – they shouldn’t charge until they’ve found you
a place. - Look for a bond scheme in your area – they can help if you can’t afford a deposit.
- Check how your deposit will be protected – there are three authorised schemes.
- Ensure the inventory is accurate – this is the best way to avoid disputes later on.
Do you understand your rights?
- Know your own responsibilities – tenants have obligations too.
- Learn about the law on tenancy agreements – it can protect you.
- Moving in with a mate? – the arrangements will have a big impact on your rights.
- Check your tenancy type – written agreements are not always accurate.
Are you living in a dive?
- Make sure the landlord is meeting their gas safety responsibilities.
- If you live in a shared house, find out whether the building requires a license.
- If repairs are needed, check who is responsible for getting them sorted.
- If a landlord refuses to do repairs they are responsible for, consider your options.
Headed for the door?
- Landlord hassle? If they’re making threats, or coming round unannounced, they may be guilty of a criminal offence.
- Plan to do a runner? End the tenancy properly or you could be liable for the rent.
