What happens when a valid notice expires and the tenant remains in the property.

The landlord can take legal proceedings to regain possession using either the general possession procedure or the accelerated or 'fast-track' procedure.

General possession procedure

General possession procedure for assured shorthold tenancies. 

Accelerated possession procedure

The accelerated possession procedure can only be used to recover possession under section 21.
