Introduction to statutory regulated tenancies

Once the contractual tenancy has been terminated, a statutory tenancy arises. 

Discretionary grounds

For the court to order possession on one of the following grounds the landlord must prove that the ground exists and the court must be satisfied that is reasonable to order possession. 

Mandatory grounds

In order to obtain a possession order on one of the mandatory grounds the landlord need only prove that the ground exists, s/he does not need to prove that it is reasonable to order possession.
