Tell your landlord about damp and mould

Tell your council or housing association about damp and mould in your home.

Your landlord might have an online form, app, email address or telephone number for reporting repairs.

Some landlords have a damp and mould contact or team.

If you're not sure who to contact, check your:

  • landlord's website

  • tenancy agreement

  • tenant handbook

I am the tenant at [your address]

I have serious damp and mould in my home. I believe it is a hazard.

You must investigate and fix serious damp and mould in my home within the timescales in The Hazards in Social Housing (England) Regulations 2025.

The problem affects [say which rooms]

It has been a problem since [date you first noticed it]

I reported the problem on [include dates of any communications]

[Include photos if you have them.]

This affects my health and wellbeing because [list any physical or mental health problems caused by the damp and mould. Say if there are any young children or elderly, ill or disabled people in the property. List any damaged belongings.]

I have told you about this problem before. It is now a lot more serious. [delete if it's the first time you're contacting your landlord about damp and mould]

Please investigate as soon as possible. I would like a physical inspection of my home by a competent person.

Please send me copies of your repairs policy and your damp and mould policy.

Keep a record of:

  • when you contacted your landlord

  • what you told them

  • when they replied and what they said

Get proof your landlord got the message, like a reference number, message received note on an email, or send letters using recorded delivery.

If you talk to your landlord on the phone, ask for a confirmation email and make a note of what was said.

Deadlines for your landlord

Your landlord must investigate in:

  • 24 hours if it's an emergency

  • 10 working days if damp and mould is very serious but not an emergency

Your landlord does not have to investigate in person. They can look at pictures and what you tell them.

They can take longer if the problem is less serious.
