On expiry of the fixed term any tenant who still occupies the premises as their residence becomes a statutory tenant.

How a tenant can end a statutory tenancy
A tenant can end a statutory tenancy by serving a valid notice to quit.
A tenant and landlord can also agree to a surrender of the tenancy.
